Project Profiles
Water Infiltration Evaluation and Remedial Design and Construction Monitoring:
This office building experienced significant water intrusion since its construction in 1999. Baer Engineering was retained to perform evaluations of existing construction, destructive testing, and water testing to document the causes of water intrusion associated with the building envelope. The evaluation information obtained was used to assess culpability for identified deficiencies to the project design firm and construction contractor. Our evaluations were also used as the basis for repair recommendations and preparation of remedial design documents. Baer Engineering provided construction monitoring services to document adequate completion of the remedial work.
Roof Evaluation and Design Services:
Martin Junior High School was identified as one of the school system’s assets that needed roof repairs to address water intrusion that had damaged the interior construction and created potential indoor air quality and environmental health concerns for the students, faculty and staff. Baer Engineering was retained by the project architect to perform a detailed roof condition evaluation to identify deficiencies that could cause water intrusion and accelerated deterioration if not adequately addressed. Our staff performed a visual assessment of all roof surfaces and destructive testing to document the existing construction details for three types of roof systems of different ages. Baer Engineering developed project technical specifications and plans to detail the essential repairs and roof replacements and provided bid phase services, including bid evaluations and selection recommendation.
Exterior Wall Repairs and Site Drainage Improvements:
The Sanchez Elementary School experienced significant water intrusion along the north elevation of the building that caused fungal growth within the wall construction and compromised indoor air quality. Baer Engineering performed a complete building envelope evaluation to assess the condition and identify deficiencies that could cause water intrusion into the buildings. The assessment included all roof surfaces and roof drainage systems, exterior masonry walls, and site drainage features. Project plans and specification were developed from the findings of the building envelope evaluation. Construction administration services were provided during execution of the remedial work.
Parking Structure and Exterior Deck Restoration:
The Heritage Plaza parking decks and exterior plaza deck above the main building entrance had experienced water intrusion and damage to construction finish materials. Baer Engineering performed condition assessments and evaluations, including destructive testing to identify the type of water-proofing membranes installed on the plaza deck, the condition of the exterior wall plaster, structural integrity of the concrete structure deteriorated by water intrusion, and sealant joint conditions in the exterior wall of the parking structure. Baer Engineering prepared the project work plan detailing the scope of work including exterior plaster repairs, installation of waterproofing membranes and coatings, structural repairs to adequately address protection of exposed steel reinforcing, sealant joint replacement, and drainage modifications at one parking deck. Baer Engineering personnel monitored the contractor operations and documented completion of work for the owner.
Building Demolition Design and Site Reclamation:
Environmental evaluations, remediation and demolition design for five dormitory buildings, a food service building, and fire station at Prairie View A & M University. Baer Engineering performed all evaluation and testing services to document existing conditions and prepare demolition design documents to safely remediate environmental concerns (asbestos, lead, polychlorinated biphenyls (PCBs), fluorescent lighting fixtures, and mercury switches and thermostats), terminate and relocate utility services, and demolish seven buildings to make way for new construction. The site restoration plan included backfilling excavations, grading and seeding to provide adequate drainage and erosion control. Baer Engineering personnel monitored the contractor operations and documented completion of work for the owner.
Structural Evaluation and Design of Satellite Antenna Support Structures:
Baer Engineering verified the as-built construction of the existing roof structure and prepared design plans and specifications for the fabrication and installation of structural steel base frames to support two 6,000-pound satellite antennas. The design package also included roof membrane and waterproofing details. We assisted the owner with contractor bidding, and performed construction monitoring services during the installation.
